Buying: plan the cash as well as the payment

A useful starting point is a budget you can live with, a clear account of your down-payment sources and time to organize the application. Prepare for the costs of owning the property as well as the mortgage payment. A preapproval can help you plan, but the lender still needs to review the property and final file. Location matters to closing costs. Ontario land transfer tax and any applicable Toronto municipal tax should be assessed separately; first-time-buyer relief has its own conditions. Ask your lawyer which taxes and adjustments apply to the actual purchase. See Ontario’s land transfer tax guidance.

Renewing: compare the whole offer

Bring your renewal date, remaining balance and offer to the conversation. We can review the term, payment schedule, prepayment flexibility and any switching costs against your plans. Refinancing: be clear about the purpose

Renovations, changing family needs and debt consolidation call for different discussions. We can compare the proposed borrowing with the existing loan and identify which fees, penalties or repayment changes need attention. A lower monthly payment is only one part of the decision.
